While I realize this big event happened on Monday, I’ve needed a few days to recoup, catch my breath, and stop crying over lost love lust.  That’s right. My one and only has found another that he liked so much, he, well you know. It’s with a heavy heart that I announce that my Ryan Serhant of Million Dollar Listing New York has popped the question to his beautiful girlfriend Emilia Beckrakis. Need I remind you who first broke the story of Ryan’s budding romance from last season?

The reality star is known for being equal parts frat-boy, d-bag (aren’t they sometimes one and the same?), and real estate machine, often times making his co-stars cry in the process. Thankfully for them, Emilia brings out the softer side of Ryan. Now, let’s take bets as to whether we’ll be treated to a Bravo wedding with this pair, shall we?

Posting a picture of the special moment, Ryan posted the above picture on his Instagram. Yep, that’s an empty Times Square. Someone has got connections! Ryan captioned the shot, “Yesterday morning I shut down Times Square and a little boy from Texas (me) proposed to a little girl from Greece (Emilia) in this crazy city called New York. I need to say thank you to the the help of 50 NYPD officers, the Mayor’s office, and the Times Square Alliance. We had the heart of this city completely to ourselves. Like I’ve always said… GO BIG OR GO HOME. I also convinced@emilia_bechrakis to go public on @instagram.”

Reverting back to his former self (see frat boy/d-bag), Ryan dished on the proposal, revealing, “No one has ever done something like this. But I’m only going to propose once in my life so I wanted to make sure that I did something special. I wasn’t going to propose like a p–sy.” Don’t mince words there, buddy!

Begrudgingly, I am happy for the pair, and they are sure to create some devilishly handsome and mischievous offspring. Congratulations to Ryan and Emilia! As for me? Well, at least I’ll always have this.

TELL US-WHAT DO YOU THINK OF RYAN’S OVER THE TOP PROPOSAL? ARE HE AND EMILIA A GOOD MATCH?

Million Dollar Listing Los Angeles Recap: Josh Flagg Vs Ryan Serhant

On this week’s episode of Million Dollar Listing Los Angeles, the Altman brothers have picked up where they left off last week – in disagreement over the unfinished Hollywood Hills house. Matt is upset that Josh is still showing the property when he already has a buyer ready to make an offer. Josh reluctantly agrees to give his brother’s creepy client, Sam, twenty-four uninterrupted hours to close the deal.

Josh Flagg and Colton meet with business partner, Sabrina, to discuss their personal investment property, Marcheeta. This property is named after its location on one of the ‘bird’ streets in Beverly Hills. A highly desirable area where all the streets are named after different birds. Josh tells them that he has a premonition to sell. Since there is a lot of new construction going on in the area, they should get out while they are ahead. Sabrina and Colton are a little emotional having put in two years of sweat equity, but agree to sell once they hear that they will double their initial investment. Cha-ching!

James Harris and David Parnes have made an amazing discovery – they found Venice Beach! These late to the party British explorers are now singing its praises. Venice is in demand! Venice is up and coming! Venice is quirky!   They meet with their new client, Joanna, who is looking to downsize. She wants to know if James and David are brothers.   Apparently, they get this question a lot and it annoys them. As if!   After touring the 3400 sq. ft. modern home with a lovely Zen garden, James rambles on about how Venice reminds them of the Notting Hill area back in the motherland. He gives Joanna the two minute elevator speech on their success here in the States. She mentions that she had seen their website and was impressed enough to hire them. I’m not sure I follow her logic as I can see on their site that Faring is still on the market! Shouldn’t they have sold that already, being such amazing agents and all?! Oh never mind. The Brits are confident to list Joanna’s home at $2.595m even though the property is located in the less desirable area ‘East of Lincoln’ Boulevard.

Josh Flagg has now started private showings of the Marcheeta investment property. He meets with an Australian woman with plans to turn it into a ‘wellness center’. Josh’s eyes glaze over as she describes the new age-y concept. She goes on to call the place a tear-down, or in her country what is called a ‘sh*t box’! Josh agrees ‘it is a sh*t box’. I really don’t think Josh gives a sh*t what it’s called. He just wants to sell the damn place, make a nice profit, and have a dirty martini to celebrate.

James and David are now canvassing Venice Beach and neighboring Marina del Rey area with flyers for their brokers open house, much to the chagrin of the local agents. The sight of them running around in their banker suits is hysterical. When in Rome guys, when in Rome. The listing price of their property raises more than one agent’s eyebrows as does its ‘East of Lincoln’ address. One suggests lowering the price. Another agent gives James a parting gift – a doggie poop bag! I’m not sure if the irony was lost on him or not, but he says that David would love the poop bag as he has two basset hounds at home.

mdlla2

Josh and Heather finally make time for their wedding planners, Sara and Ricardo. These two lovebirds are clearly not on the same page when asked the most basic of questions. The wedding planner’s jaws drop to the floor upon learning that no date has been set, they have not booked a venue and Heather does not have a dress! Heather also wants an intimate affair and Josh does not. It gets uncomfortable for everyone when Josh gets up to take a call from Matt, who has been blowing up his email inbox with news about the Hollywood Hills home. Matt’s client, Sam, has come in with a lowball offer of $9m. Two million below asking. Matt is adamant that his client is buying the property.  And Josh is adamant that he will not sell at that price for his client. The Altman brothers find themselves at another impasse. And business trumps wedding planning once again. Not surprising.

The day of James and David’s open house has arrived. Only no brokers are showing up. Finally, a few agents straggle in. They mention the big elephant in the room – the price. It is too high for this particular area in Venice. However, if anyone can sell at the asking price, it’s them. Nice compliment guys, but you know that aint gonna happen unless the Brits take your advice and lower the price. And that is exactly what they do. James and David call Joanna to discuss the new strategy, which they say will bring in more offers and get it back up to the original asking price. She says she trusts their experience and is on board at lowering to $2.295m.

mdlla-serhant-ny

Josh Flagg continues to show Marcheeta and meets with agents Sam and Ryan Serhant (from MDLNY). Ryan throws out a lowball offer of $3.5m. While both guys put on their best game faces, Josh knows that he is in the driver’s seat in these negotiations. He does not have to sell and Ryan would not have flown all the way across country if he did not want to make a deal. Meanwhile, Josh Altman stops by to check out the property. He has several upcoming listings in the area and is concerned how the sale will affect the comps. Josh F. mentions that Sam and Ryan have upped their offer to $4m.   Josh A. asks that he get them up to $5m, but Josh F. is confident where he is priced. A talking head pissing contest ensues between the two Joshes as to who is the better broker. Oy.

Back at the office, Josh meets with Matt and his client, Sam, who brings along his two sons for their Bravo debut. I think this was a part of the deal that was non-negotiable. Josh opens negotiations and counters their offer at $10.5m, to which scary Sam replies ‘you just wiped my smile off my face’. Since when does this guy smile?? He reminds me of the villain in the James Bond movie, Moonraker. I would not want to run into him in a dark alley, that’s for sure. Matt wants to speed up the negotiations for his client, but he is getting resistance from his brother. Josh admits to a little sibling rivalry with his older brother, but then finally comes around. They agree to $9.9m and a short close. Everybody is happy. That is, until Matt lets little brother know that he was authorized to go higher.

mdlla

Josh Flagg and his grandmother, Edith, meet up for their weekly dinner at La Dolce Vita. How aptly named and bittersweet. Edith is looking elegant as always with her elephant ball sized pearls wrapped around her neck.   She tells Josh that that she doesn’t drink, doesn’t smoke and does nothing against law. Josh asks ‘How about sex?’ He tells her that she looks sexy and should have a boyfriend. Edith doesn’t want one. She wants to be free.   Free from having to answer questions like ‘what are you doing?’ and ‘where are you going? She was one smart lady! Btw, did you happen to catch Josh on WWHL this week? All the boys from LA were on the show and Andy Cohen brought Josh to tears at the mention of his grandmother. It also seemed like Andy was trying to fix him up with the guest bartender. Both awkward and insensitive. I hope that there is not trouble in paradise with him and Colton??!!!

Josh Flagg is eating again. This time at his favorite pizza joint with agents Sam and Ryan. Ryan is headed back to New York and would like to strike a deal on Marcheeta. Josh has done his research and knows that the client has been overpaying for properties, who I’m sure will be happy to hear that!! The boys put on their big boy panties faster than usual and agree to close at $4.35m. Josh’s premonition has come to fruition, netting them (him, Sabrina and Colton) a cool $2m+ profit. Cha-ching!

James and David host their new and improved brokers open at the new list price. They serve tea and crumpets. Well really just iced tea and English muffins. It’s obvious that they do not know this market at all! When in Rome guys, when in Rome. This time around there is a lot more action. The price reduction is a hit. They now have three offers on the table. The highest one being $100k under original asking. I had my doubts, but way to go boys!   They meet up with Joanna for lunch to tell her the good news. She has brought along her friend, Robert, who we find out is also her fiancé. When did this happen? She never said anything about a fiancé when she mentioned downsizing??!! Apparently, things have changed rather quickly since their initial meeting. Joanna is not only getting married to Robert, but he is also moving in with her. In her ‘East of Lincoln’ home! She thanks them, but will no longer be needing their services.   James and David look completely shell-shocked after all their hard work and nearly getting the asking price has gone down the tubes.   Once reality has set in, they all toast to the engaged couple. Then Robert mistakenly toasts the Brits as a couple as well. The boys lightheartedly respond that they can list his home now that he is moving in with Joanna. Only in California folks, only in California.

Million Dollar Listing Los Angeles got some new blood this season in the form of our favorite new Brits and Bond Street Partners, James Harris and David Parnes. Despite being well-versed in luxury real estate, the new guys on the block had to learn a hard lesson this week when they ventured to Venice.

While the new guys were hitting the beach, the real estate agent we all love to hate, Josh Altman, was learning that planning a wedding takes a little more time, energy and preparation than he thought.

CLICK CONTINUE READING FOR MORE!

David, readily admits that Venice Beach is new to them, but after working out some kinks, they are ready to list there anytime.

“While Venice is not our comfort zone, one must never stay in their comfort zone. We eagerly took on the challenge and immersed ourselves in the area. Seeing the response from our initial brokers open (or lack thereof) was a valuable learning experience about Venice. Our calculated decision to reduce the price based off our research led to multiple offers above asking price. We’re now armed with knowledge and knowledge is power — we hope to enter the area again soon!”

James agrees, “we gained first-hand experience and knowledge in one of L.A.’s hottest markets, which is invaluable. Listing the largest house on a street east of Lincoln certainly came with its challenges, but our strategy of pricing aggressively enabled us to test a new market. In turn, our research and subsequent price reduction worked out perfectly.”

Now on to things that are not so perfect. Josh Altman’s wedding planning — and leaving Heather out of decisions — has been an on-going storyline all season on Million Dollar Listing LA. Now, after a disastrous meeting with a wedding planner, he is finally ready to admit he has no idea what he is doing. (Side note — HOW DOES HEATHER PUT UP WITH HIM?)

“Well I guess from the conversation at the wedding planner, we are definitely not even close to prepared for this wedding…I mean who books a venue a year in advance? Really? I don’t even know what I’m doing next week.”

I know what you are doing next week Altman. Probably talking about how great you are!

TELL US! WHAT DO YOU THINK ABOUT JAMES AND DAVID AS ADDITIONS TO THE SHOW? COULD YOU PUT UP WITH ALTMAN ON A REGULAR BASIS?

Million Dollar Listing Los Angeles Recap – Negotiating In Fur

 mdlla

On last night’s episode of Million Dollar Listing Los Angeles, viewers had the pleasure of hearing James Harris try to ‘rap’ not once, but twice! The man has serious street cred. Not really. But what he does have is an amazing property above the Sunset Strip in Hollywood that he and his partner, David Parnes, are hoping will appeal to young entertainers in the industry. So the boys grab their iPad and run over to a recording studio where they are introduced to none other than the ‘Rack City’ rapper, Tyga.   He lives an hour outside of L.A. and needs a crib closer to the studio where he can crash and party.   The Brits show Tyga photos of the house and schedule a showing for the next day.

Josh Flagg is off to meet with his client, Jas, an architect/developer, who he met through his grandmother, Edith. Jas had done business with him via her building. He has a 1929 Spanish style home in the City of Beverly Hills that he wants to unload.     It is in the lower priced area of Beverly Hills, which is perfect for someone who wants to buy into the lifestyle. But there is a catch. It is a tear-down that cannot be torn down due to the city’s preservation ordinance, meant for architectural treasures. Although this 2426 sq. ft. home has a few interesting details, this home is nowhere near such a treasure and is worth less than land. The interior can be gutted, but the existing exterior must remain intact.   The frustration in that must have gotten to Jas the architect. He will no longer be renovating and moving in with his family. Josh advises him to list the property for $2m. A fair asking price.

Josh Atman finds his client and entrepreneur, Jeff, milling about in his personal automobile showroom. This guy is a regular Jerry Seinfeld with all the different makes and models pristine and lined up in a row. He tells Josh that he is ready to sell his income property, Hillside, which he only bought through him a few years ago. He wants $3.5m firm.

On the day of the Tyga showing, James and David pull into the driveway only to find Josh Altman living in the house across the street! How did they not know this??!! It is quite the sight to see him and his adorable Chihuahua, Lucky, looking down on them from his side balcony.  The Brits are quite peeved to see him. James cannot believe that this guy shows up everywhere!! I wonder why?! After calling them the ‘Spice Girls’, Josh and the boys engage in some verbal sparring. Finally, the boys move on and open up the 4200 sq. ft. home that is listed at $5.488m. Rapper Tyga pulls up to the onyx gates in a rose-colored metallic sports car and likes what he sees. From the zero edge pool and guest house/recording studio tucked into the hills, what is not to like? Should be perfect for his needs.

Heather and the cake designer, Jennifer, are waiting for Josh to show up for their scheduled cake tastings where everything looks so yummy! He is late and, what comes as no surprise to her, he brings along his brother, Matt. Nothing says romance like a third wheel! Heather half jokes about having her and two grooms on top of the cake. In her talking head where, by the way, she looks soft and lovely, Heather mentions that their original plan was to get married on the beach in Cabo San Lucas with just 25 family members and a few friends. Now Josh wants a grand wedding filled with all their clients. I’m getting verklempt listening to her and just want to give her a hug. My advice for the lovebirds – have your intimate ceremony and then celebrate with everyone else later. Yes, that is an option!

Josh Flagg is all decked out in a roaring 20’s pink vest & pants combo and ready for his brokers open. He has staged the Beverly Hills home with a classic car parked in the driveway and an easel display on the front lawn with historical photos of the surrounding area. His plan is to inspire the brokers with a mini history lesson. The home sits on the site of the former Beverly Hills Speedway with the track still beneath it. Pretty cool to think that there was once an operating race track in the city – kind of like a modern day Monte Carlo!

mdlla2

Josh Altman prepares Hillside for the brokers open. The 4285 sq. ft. tri-level home is the ultimate bachelor pad with views of downtown Los Angeles, a wine & cigar cellar, and a ‘grotto’ on the lower level. This, he explains to Mikey during his brief appearance (sigh) is like the grotto at the infamous Playboy Mansion. Only this ‘grotto’ is a hot tub and not a pool, which is what David and James’ client is looking for when they show up. Apparently, Matt told them that it did have one. Josh asks if they want to see the home and James gives a rather snarky response – ‘why else would we be here?’ Josh calls them a regular ‘Sherlock Holmes and Watson’ setting the tone for Round 2 of their verbal sparring. David has set his sights on Josh and continues to push the envelope with him. He tells his client that they could do a lot better than this property. Ouch. Josh pulls James aside and asks ‘What’s the problem with your partner?’ and questions his partnership with him. James questions his level of professionalism, which rings the bell for the start of Round 3. Oh boys, you should all be taken to task for your level of professionalism. This is just a futile exercise. They all treat their dogs with more respect than humans. However, James does come to his senses and urges David to play nicer in the sandbox.

Josh Flagg meets with Jas to deliver some news. His colleague, Brandon, has an offer of $1.5m on the table, but Josh but knows that the property is priced perfectly priced where it is.   The sweet and polite architect is not an aggressive person and would willingly take less. In a very funny scene, Josh convinces Brandon that his client, sitting quietly in his office, is a real tiger and will not budge on the price. Of course, Josh being Josh gets what he wants. Full asking price. Jas is tickled pink. So adorbs!

Josh Altman is at Hillside meeting with potential buyers, Viraj and Joe. They are in the business of ‘hangover’ drinks and fittingly looking for a place where they can conduct business and have some fun. The more they look around and talk, it is clear that they are more interested in the partying aspect. This place seems to fit the bill.

mdlla3

Josh meets with his client at a restaurant to discuss Viraj and Joe’s offer before their agent arrives. Jeff is already in a foul mood and is talking with his mouth full. Lovely. When Agent Scott arrives and delivers a $3.2m cash offer, he nearly goes ape sh*t. This is why Josh never wants clients to come along for negotiations as they do not understand the process. Josh pulls Scott aside into a special vodka tasting freezer where he leaves him to go back and calm his client down. Once that situation is diffused, Josh returns to negotiate. Both he and Scott are now in full length fur coats provided for use in the sub-zero freezer. Josh looks like Fred Flintstone in his spotted number. Both ridiculous and hysterical. Josh being Josh gets his client full asking price before they both turn into ice sculptures.

After several showings with various agents and out of work actors, the Brits have received a $5m offer from an anonymous buyer. Apparently, Tyga had passed on the listing. The boys meet with representative, David, who explains that the buyer needs more privacy and will have to change the security and landscaping in order to purchase the house. James and David give young David an education on what is considered an upgrade and not an expense to their seller, Philip (who may be the most low-key client thus far this season). They strike a deal at $5.2m – all cash and a quick close, natch.

Batten down the hatches as next week’s episode looks stormy – an alliance between the agents is forming?? Josh and Heather are competing for business?? Has Madison returned to take on the Brits?!

Million Dollar Listing LA’s James Harris Calls Out Josh Altman’s Lack Of Class And Sophistication

Josh Altman insults David and James

Josh Altman insults David and James

As soon as I found out Million Dollar Listing LA newbies James Harris and David Parnes were friends with Josh Flagg and could not stand Josh Altman, I welcomed them with open arms. Yes, I miss Madison Hildebrand and Malibu terribly, but I don’t mind James or David. I thoroughly enjoy watching them get under Josh Altman‘s skin.

On last night‘s show, James and David brought a client to Josh Altman‘s open house. Josh went out of his way to take little digs at his co-stars, and David did not hesitate to return the favor. Later, Josh pulled James aside and warned him, “You are the likable one. I think that guy’s [David] holding you down. You’d probably be better off by yourself.”

CLICK CONTINUE READING FOR MORE!

James took to his blog to celebrate his deal and share his opinion on Josh.

“Doheny is a one-of-a-kind home in one of the hottest areas – we felt confident in its value,” James said about their $5.2 million deal. “Our knowledge of the industry and unwavering negotiation tactics secured a great profit for our client while also satisfying the buyer.”

“Of course the whole episode wasn’t all smooth sailing… especially with Altman in the picture. Watching the episode again, I still can’t believe Altman’s behavior. I stand behind my assessment that he lacks sophistication and class in many instances. I found it extremely unprofessional for him to corner me about my own business partner behind his back.”

“However, as you saw, Altman’s aggressive attitude and attempt to intimidate only drives me and David to work harder to elevate our real estate game,” said James. “It will make for an interesting situation should we have to do a deal with him in the near future. Bring it on!”

I think Josh Altman was out of line. Now, I wouldn’t have a problem with Josh Flagg approaching James with worries about David (or vice versa), because he is friends with them and would only do so out of genuine concern. Altman, not so much. It came across as petty.

This season of Million Dollar Listing LA seems to be missing something. Um, besides Malibu hottie Madison Hildebrand, I mean. Josh Flagg will forever be my favorite. And I honestly do not mind the newbies, James Harris and David Parnes, because I absolutely love that they annoy Josh Altman so much. Still, I can’t pinpoint why, but this season’s vibe feels off to me.

Is it just me? One person for sure disagrees with me – Josh. And not the one I want to be my best friend forever.

About this week’s show, Josh Altman blogged, “I must say that was by far one of the most entertaining episodes yet. Between the agent drama, the client drama, and the wedding drama, it had me sitting on the edge of my desk chair. This has to be the most exciting season yet… minus Flagg, as there is nothing exciting about anything he does.”

So, while I do not agree with Josh Altman‘s assessment of this week’s episode, the Million Dollar Listing LA mid-season trailer shows promise. It features a lot of flip-flop real estate listings, Josh Flagg deal with Edith‘s deteriorating health, and for reasons still unknown Madison Hildebrand‘s return.

RHONJ Jacqueline and Nicholas

The reality TV viewer numbers are in – and only the Real Housewives of New Jersey and Don’t Be Tardy saw an increase in viewers this week. Just over two million viewers tuned in to see Jacqueline’s return to Real Housewives of New Jersey. Or maybe it was the “new scary island” trip that attracted more viewers? The season finale of Don’t Be Tardy garnered 1.049 million viewers, bringing the season three average to roughly one million viewers.

As for this week’s losers, Love & Hip Hop Hollywood and Teen Mom 2 fell the hardest. L&HHH debuted to 2.808 million last week, but only 2.371 million cared to watch this week. Only 1.353 million (down 531,000 viewers and a season low) watched the custody woes on Teen Mom 2. 1.433 million tuned in to see Sheree confront Tameka on Atlanta Exes, just over one million watched James and Josh butt heads on Million Dollar Listing LA, and 1.393 million sat through yet another week of unfair nationals prep on Dance Moms

Million Dollar Listing LA - Season 7

Million Dollar Listing LA - Season 7

The much anticipated return of fan favorite Malibu Madison Hildebrand, unfortunately, did not happen on last night’s episode of Million Dollar Listing Los Angeles. WTH??!! Bravo had duped viewers into thinking that he would be making an appearance this week. How could they do that to us?? The editing seemed a bit wonky last night. Hopefully, the producers have not cut him out of the show entirely and are just delaying our gratification. If they can bring back Bethenny Frankel on RHONY, they can work their magic to bring back our hottie by the sea. We want Madison! We want Madison! He was the yin to the Joshes yang. Now it’s just all yang. And modern box houses that everyone seems to be talking about this week. They know we want to see different real estate porn, right?! (Whispers) Malibu.

Speaking of modern box houses… Josh Altman has a new listing in West Hollywood with ‘Ilan the Developer’. This is the guy that he and Josh Flagg got in a fight over last season, which led to the slap heard around the world. Well, maybe just in Los Angeles.   It was just a light dusting across the cheek, not an assault as ‘Josh the Jock’ likes to claim. Anyway, Ilan’s house is ready to flip. And Heather might have a buyer for him. This should be interesting! The house is actually not your typical cookie cutter new construction going up in the WeHo neighborhood. This 4171 sq. ft. Spanish contemporary has a terra cotta tiled roof, lofted ceilings, and a salt water pool.   Ilan agrees to list it for $2.795m. A great deal if you want something slightly different than all the others and can afford it.

James Harris and David Parnes are lamenting the amount of new construction going on in West Hollywood as well. Though, they too have a listing there. A modern box. And just two blocks away from Josh Altman’s listing.   What a coinky-dink! The seller of this property is none other than the ‘mystery’ buyer they sold the Doheny property to on last week’s episode. He was quite impressed with their negotiation skills and decided to let the Brits have a go at selling his old place – a 3700 sq. ft. home with a salt water pool. Apparently, the zero edge pool is so last week. Gone by the wayside like that old dinosaur, the infinity pool. Sigh. Young David, in his backward baseball cap, is back to represent the other side.   Feeling more confident this time around, he takes a stand on pricing. The Brits try to convince him that they need to price competitively or they will lose out in this market. David makes him an offer he cannot refuse – they will sell the place if he signs a 2-week agreement at $2.925m. Challenge accepted. Good luck boys!

Josh Flagg is on his way to meet his new client, Hillary, in her Beverly Hills home. Located on a busy stretch of Sunset Boulevard, poor Josh has difficulty stepping out of his classic silver Mercedes convertible.   It’s easy to forget how young he really is with his throwback style and mannerisms. Hilary and her daughter, Trace, are waiting to give him the tour of the unusually decorated 7200 sq. ft. home filled to the brim with Irish antiques. While Josh loves himself a good antique, it is hard to imagine the space in all that chaos. He certainly has his work cut out for him as the kitchen has custom carved cabinetry in a medieval-meets-Celtic-shamrock design and the backyard has a non-salt water pool complete with tiki bar and blue garden gnomes. ‘What house wouldn’t be complete without them?’ he muses. Hillary is ready to move on from the home she shared with her late husband and retire to Mallorca, Spain, to be with her friends. Josh advises her to purge the house of her collectibles and list for $1.995m.

Josh Altman and the Brits host their broker open houses on the same day. What are the odds? Actually, pretty good as WeHo is on fire with listings. Josh preps Mikey and ‘Jacob the intern’ on how to sell and differentiate theirs from the others. Apparently, Josh’s ‘mini-me’ has made great strides since we last saw him taking selfies. Sidekick Mikey is put on recon duty (again) to scope out the other open houses in the neighborhood.    He discovers that there is major action going on over at David and James place while theirs seems to be slowing down. How is that possible?? We learn that the Brits have scheduled their event a wee bit later than others in order to capture all the broker traffic in the area. Smart! This time they put out a tasty looking spread of ‘juicy chicken’, a marked improvement from their previous sad display of iced tea and English muffins. In hindsight, the Venice Beach client didn’t deserve more than that as she just used them to be on television! Tsk tsk. The downside to their new listing is that they only have ten days left to sell the place as per David’s agreement. The clock is ticking. The key, according to James, is to get the ‘right people’ into the house. Who are these ‘right people’ he doth speak of? I just assumed those with cash or approved by the bank were the ‘right people’, no?

Josh Flagg meets with boyfriend and designer, Colton, over at his parent’s house. So that’s what he does! They have decided to rebuild their house before selling, using him as the designer. With his blueprints in hand, I am intrigued to know more about Colton’s design aesthetic. Hopefully, we will get to see the completion of their home this season, which is now completely empty. Everything is gone except for a memento from his parents early courtship over thirty years ago. Awww. Josh takes a walk down memory lane. ‘That was my closet. That was the closet I came out of…’ Classic Josh! The flashback to photos of him in the home where he was born and raised are bittersweet.

Josh Altman and the Brits are now in private showing mode. And Heather seems to have the perfect clients for both. She takes the young couple to Josh’s place first.  Acting like a snake oil salesman in a cheesy looking suit, he compliments the guy on his suit and watch. Heather is having none of his shtick and wants to stick to the facts about the house, which could work for them and their little dachshund since it has a yard. The adorable pooch seems to take a liking to Josh as well.   Go figure. Over at James and David’s place, it is clear that the home will not work for the couple due to the lack of yard space. But a dolled up Heather says they will look around, anyway. The Brits are questioning her motives – is she on a mission from Josh? James and David should be more concerned about wearing matching outfits and looking more like twins than ever.   Let’s give Heather a little more credit. She is on a mission, but from someone else – like her clients perhaps, or say, the producers? And Josh would certainly not shy away from an opportunity to see the Brits face to face. In their perfectly pressed pink shirts.

Josh Flagg’s quirky home on Sunset Boulevard is now uncluttered and, like Norma Desmond, is ready for its close-up. What a transformation! So much so that Josh has received a full asking price offer. But Josh is unable to track down his old Irish Rose, Hillary. Where could she be??!! He thinks that she must not be that serious about selling if she is not returning his calls. After six messages, he finally tracks Hillary and her daughter down at a pub. ‘We’re Irish, what do you expect?’ ‘Silly me!’ says Josh while slapping his forehead. He pulls up to the bar and orders a pint of dark beer, which he downs rather quickly. This is definitely not dirty martini drinking boy’s first time at the rodeo. Hillary tells him that she has been MIA – ‘Missing in Action’. More like ‘Missing in Ale’ to me! Trace intervenes on her (subtitled) mother’s behalf and explains that after the uncluttering process and pouring over memories of her late husband, her mother was overcome with emotion and is now not ready to sell.   Josh completely understands as he had been through this before with his grandmother, Edith, and now with his parents. He agrees that she should sell when she is ready. Hillary knows that she has made the right decision and will be in good hands with Josh when she is ready to sell.

Josh Atlman meets Ilan the Developer at a mega mansion that he is previewing somewhere in Bel Air, which hopefully we will get to see at some point. Ilan just happens to pull up to the motor court in the new Porsche 918 Spyder that he is test driving. Product placement much? He is planning to buy this car and park it next to his Ferrari once he sells the WeHo home. Josh does have an offer on the table for him, but it’s low and comes from none other than his fiancé, Heather. Ilan is concerned about that as the ‘lady always wins’.  After negotiating over speakerphone with Heather, who compares it to the Brits listing (ouch), they close at $2.55m.   She tells Josh that he is lucky the dog liked the house! While the deal is done, he is none too happy that Heather has pushed his buttons.

Later that evening, James calls Heather at home to follow up on his WeHo listing. Josh gets on the speakerphone to mess with him.   ‘What did I tell you about giving me a booty call when I am in bed with my girl?’ he jokes. What a ham!  Josh mentions that they sold their WeHo listing to the New York couple. James congratulates Heather on getting house at a very good price, which she did. The air between the lovebirds is now thick with bad juju from that transaction and their disconnect over wedding planning. Will they ever find common ground? Will Josh put Heather before his clients?

The Brits listing has now come down to the wire with only two days left on their listing agreement. James is a nervous Nellie and tells his partner about Josh Altman’s comp around the corner from theirs. David is more confident – ‘He who risks wins!’ He proudly boasts that an amazing full cash offer of $2.8m and fast close is on the table. Young David rejects it. ‘This is the best offer you are going to get’ James implores him.  A brazen Young David tells them they are more concerned about their commission. The nerve of this kid! Of course commission is important or they wouldn’t be in the business, but James is correct. Yet again, the Brits have to give him an education on the comps in the area. With his tail between his legs, Young David slinks back to the table and accepts the offer on the ‘secret’ seller’s behalf.  Congrats to the boys on a job well done! Altman’s WeHo house was bigger and better. They got away with one.

Million Dollar Listing Josh and Heather wedding plans

Million Dollar Listing Josh and Heather wedding plans

When Million Dollar Listing LA stars Josh Altman and Heather Bilyeu called off their summer wedding, fans of the show immediately began to speculate how long until they broke up. Josh responded to that chatter right away, insisting they were more in love than ever, but we haven’t heard much from Heather since the news broke. Until now. Josh and Heather are speaking out, together, about the decision to postpone their wedding.

Josh says, “You won’t hear this very often, but it was probably the best thing for our relationship. At the end of the day, I think we kind of forgot who the wedding was for, and when you have cameras following you around most of the year — for the last four years — you forget that at the end of the day that’s gonna live a lot longer than Million Dollar Listing. It’s about us, and at the end of the day, that’s what was most important to us.”

CLICK CONTINUE READING FOR MORE!

Heather adds, “Yeah, it turned into a story line as opposed to a wedding, and that didn’t sit well with us. It’s about a marriage, not just a wedding.”

The guest list has been a huge source of contention. Josh wants a big televised circus of a wedding. Heather prefers a small private wedding, but she seems to be warming up to the idea of a Bravo wedding. “We first met on the show so we really owe Million Dollar Listing and Bravo so much for introducing us and our fans have been so good to us and really supportive and love watching the little bit of our personal life on the show.”

As of right now, Josh and Heather are back to square one as far as wedding planning goes, but they want us to know they are not breaking up.

“People heard our wedding was postponed and immediately it went to ‘They’re done, they broke up,’” complains Josh. “We just didn’t have the time. We were trying to fit it on to the show because we love the show.”

What’s next for the couple? Well, if Josh gets his way, a baby!

Heather says, “This guy is trying to hit me up for babies. Left and right.” Josh adds, “I also tried last night.” Ugh. He always has to have the last word.

It has been no secret that Josh Altman and Heather have called off their wedding. For now. But on last night’s episode of Million Dollar Listing Los Angeles, seeing him try on his custom inscribed tuxedo, ‘to a beautiful beginning’ on the lapel and ‘I’m sold’ under the collar, gave me the sads. Fortunately, his brother Matt, in his Yolanda Foster approved Hermes belt, will be there to help him get through the tough times. And carry him professionally as well.

The Altman Brothers have a Big Fish to catch. Up for grabs is the majestic Dorothy Chandler estate in the Hancock Park section of Los Angeles. A major deal in Josh Altman’s career. At the same time, he is supposed to be planning his client-focused wedding extravaganza with Heather, who is none too pleased to be meeting with the florist on her own. Josh senses that things are going south with his fiancé when she hangs the phone up on him. And Heather never hangs up on him.

Over at James Harris and David Parnes office, the boys and their assistant, Lindsay, prepare to land their own Big Fish. On the hook is new client and developer, Jay, whose personal playground is the Bel Air, Holmby Hills and Sunset Strip areas. He likes to find $10m properties and turn them into $20-30m properties. The Brits have cued up their flashy Bond Street Partners PowerPoint presentation to show him, but he has absolutely no interest in viewing it. The nerve of him! James quickly, and wisely, closes the laptop. This Dennis Hopper wannabe tells them not to waste his time and to ‘impress me!’ James said exactly what I was thinking – this guy is a real ball buster!

Josh Flagg is now back from his Edith-less vacation in The Hamptons. Edith has not been feeling well and he instructs his assistants, Hilary and Cory, to find him no matter what he is doing should any family matters arise. Again, the sads as we already know about Edith’s passing.  To take his mind off of things, Josh has taken on his cousin’s listing in the Los Feliz area, an affluent hillside area in Central Los Angeles abutting Hollywood. Los Feliz is home to a lot of creative types and this particular house was once owned by none other than Jason Priestly, the actor who played Brandon on Beverly Hills 90210.

Josh Altman and his brother Matt are off to see Salvatore, the seller’s representative for the Chandler Estate.   This majestic 9300 sq. ft. Beaux Arts estate built in 1913 was home to former Los Angeles Times publisher Norman Chandler and his wife, Dorothy. They had entertained many luminaries there back in the day and welcomed several late Presidents, including Kennedy, Johnson and Nixon. It is a living and breathing museum adorned with gold leaf trim, original woodwork and doors from the composer Mozart’s house. While Josh is impressed, he is completely off his game with worry over Heather’s recent behavior. Snap out of it, Josh! Fortunately, Matt is able to speak on behalf of the Altman Brothers and secure the listing at $10.6m. Salvatore mentions that Josh Flagg was the former listing agent and they would be able to use the photos from before.

Josh Flagg is not too happy about the discovery of the Dorothy Chandler listing photos and plans to send the Altman Brothers an invoice. If they had asked nicely, he would have gladly handed them over. Really, Josh?!   Major side eye to you!   In the meantime, he hops in his Bentley and heads over to his cousin’s Los Feliz property for some private showings.   The 4700 sq. ft. Spanish art deco gem listed at $3.495 has all original fixtures and mosaic tiles, which you either love or you hate.  This seems to be a bone of contention for the brokers. As well as the lack of a view. Josh is confident that he can sell this unique home with lush landscaping and privacy despite the lower comps in the area.

The Brits have been scouring the MLS listings relentlessly trying to find teardown properties for their client, Jay. So much so that their heads are about to explode. Time to ‘lay down together’ (their words) and figure this thing out. So the boys lay down on their office sofa, shoes off, and put their thinking caps on. One of them suggests to get an architect on board to identify a location. And Russell is the man. Pleased with their strategy, and high fives all around, they plan to meet him at a 2 acre lot in Bel Air listed at $9.5m. Overlooking the pristine Bel Air Country Club golf course, together with Russell, they estimate that Jay could have a potential 25,000 sq. home on his hands. Major cha-ching! All they have to do is convince him.

Josh Altman shows up at Matt’s house looking disheveled. The tie is undone. The hair is mussed. He tells him that he and Heather had a rough conversation the night before. The wedding is off. For now. They are still together but things are tense.   Josh says that he has never seen Heather so upset. Matt advises him to focus on what is important and Heather is important. Josh blames himself.   Later on, Matt will advise him to seek out couples therapy, which he personally had found helpful. Interesting.

Josh continues to show the Chandler Estate in spite of his brother’s advice to take a day off. He is clearly off his game when he meets Agent Leslie and her client, global software Poobah Florian.   He can barely remember the names of the presidents who stayed there. Fortunately, his brother is with him when they meet Agent Joseph and his buyer, Robert, a Grand Poobah from Nigeria who owns the largest furniture store in Africa and is also an oil dealer. Robert appreciates acquiring fine art and grand estates and is ready to make a quick offer. $10.5m complete with furniture and a 10 day close.   After a mini haggle session with Salvatore, the Altman Brothers get his seller full asking price together with the furniture and a quick close.

James and David show Jay the Bel Air property that Russell has put his stamp of approval on. He likes what he sees and instructs them to offer $8.2m. The Brits know that this is extremely low. $9m would be a fair price, which is an offer they find is already on the table. However, it has a 90-day escrow attached. Jay advises them to ‘be the animals that you can be!’ and get him that property. What kind of animal would that be, Jay?! Well, whatever the animal, our argyle socked boys finagle him an $8.7 all cash (natch) deal with a quick close. Meow!

Josh Flagg and Colton are cruising around in his Bentley (thank you, Bentley), when he receives a call from his assistant, Hilary.   Thankfully, it is good news. They have a $2.9m offer on his cousin’s house. After some savvy negotiation, he boasts ‘no one does a better job negotiating than I do…weibchen’!, Jason Priestley’s old home is sold for $3.3m.   Did you know Josh spoke German??

How Much Did Josh Altman Really Sell The Dorothy Chandler Estate For?

josh altman sells dorothy chandler estate

Hmmm… there’s something fishy about Josh Altman‘s miraculous sale of the legendary Dorothy Chandler Estate. Luckily for us we’re good at sleuthing.

On last night’s Million Dollar Listing: Los Angeles, Josh and his brother Matt landed the historic listing and were seen brokering a deal to sell it in record time for full asking price and a 5 day close.

“The Altman Brothers just raised the bar to a new level with the sale of the most famous estate in Los Angeles. Where others have not succeeded on this property…(Flagg, not surprised), The Altman Brothers proved why we are the difference in getting your house sold as opposed to just listed,” Josh brags about their sale.

CLICK THE CONTINUE READING BUTTON FOR MORE!

The Dorothy Chandler estate (455 Lorraine Blvd) was previously listed with Josh Flagg, who did not sell it. Josh, via Rodeo Realty, had it listed for $11.25 million back in 2012 (while the market was still in a lull). During that time the current owners of the home were in the midst of a high-profile lawsuit with the previous owners over the condition of the property when they purchased it in 2006 . They subsequently lost that suit and after some family issues decided against selling, only to then incur more financial problems. They worked with other real estate agents before finally listing the property with The Altman Brothers this spring for $10.6 million.

Now Josh A. has us believing that he sold the house for the full asking price $10.6 million – and that included all of the furniture – just days after listing it to a Nigerian furniture designer offering all cash. Interestingly public records tell a different story. The house actually sold a few months after it was listed. The Altman Brothers actually wound up snagging $9.5 million when it sold this June. You can see more photos of the beautiful home on Josh’s website

dorothy chandler estate property records

The property record for 455 Lorraine is above! Hmmmm… reality TV storyline or did the sale fall through?

While Josh’s real estate career is booming, his relationship to Heather Bileyu is falling apart. Josh and Heather recently confirmed they postponed their wedding over disagreements and on last night’s episode the couple had a massive fight. “This was a difficult episode to watch in regards to my personal life and relationship with Heather,” Josh admits.

“It’s so hard to see her hurt. I go 100 miles an hour and don’t lift my head up to see what’s really going on. We both have very successful real estate businesses, which is very demanding and high stress,” Josh explains. “Adding anything more to our plate causes the balance that we barely have to tip, which is what happened with the wedding. We love each other so much and we will weather this storm together.”

In other successes David Parnes and James Harris managed to forge a mutually beneficial relationship with a  successful real estate developer! “Getting creative and working with an architect to understand the capabilities of each potential site we had in mind for Jay was essential,” James says. “Bellagio really had it all! The property is perched at the top of the hill looking down onto $30 million to $50 million estates. And while doing a deal of this size is great, we had to think long-term and knew we couldn’t afford to lose this opportunity. If we successfully deliver on the purchase of this property, then chances are we will land the listing on the back end.”

David agrees that creativity was the key to satisfying Jay. “Negotiating Jay’s offer took finesse, but I tried not to break a sweat. I thrive under pressure. Even when I learned that there was a $9 million offer, it didn’t deter me. #BondStPartners are experts and have enough experience to know there is always an opportunity for a deal to be made. In this instance, timeframe and proof of funds talked over price, and we were able to put a smile on Jay’s face. With Bellagio, we delivered him a new formula: purchase price, ($8.7 million), development ($10 million), and sale ($40-50 million).”

Million Dollar Listing Los Angeles Recap – Downward Spiral

 mdlla2

This season on Million Dollar Listing Los Angeles is like the final season of Parenthood. Waiting for something awful to happen. Unfortunately, we already know how things end on this show and we must wait to exhale every time Josh Flagg comes on the screen.   Every phone call, every conversation, every mention of his grandmother’s name, Edith, is gut wrenching. And this week’s episode is no different. We know that her health is failing. And we know that Josh is carrying on with his work and life because that is what she would want him to do. While it is hard not to see how much pain he is in, the show must go on. A little trip down the Pacific Coast Highway just might be the distraction that he needs right now.

Back in Beverly Hills, David Parnes, who is out for a jog with Maxi and Bella, is summonsed by James Harris back to the office.   Their ‘Rock Star’ client, Zach Vella, is in town from the East Coast. Yes, that Zach Vella! Fredrik Eklund’s number one developer on Million Dollar Listing New York. Where is Fredrik?? Why is he not with him in California? Ryan Serhant would be there if it were his client, right? Well, not so fast. This time it’s personal. Zach is searching for a place to put down roots with his fiancé, Michelle. Our poker faced developer is looking for a turnkey 4-5 bedroom home with lots of privacy and an ‘LA feel’ in Trousdale or west of Bel Air. ‘Find a steal’ he tells the boys. Easy peasy! James is concerned as there is a drought of inventory in the market for $10-15m homes in these areas.

mdlla

Josh Altman and his ex-fiancé, Heather Bilyeu, are still trying to figure the way forward in their relationship. As of last week the wedding had been called off. Heather confides in him at dinner that her father was a workaholic, which impacted her childhood and also led to her parent’s divorce.   She does not want to repeat their mistakes. Josh grew up in a similar environment where the men’s credo is ‘enough will never be enough’. He just wants to provide for Heather, which is sweet. There is obviously still love between them and he says that he will try to be more present and agrees to go to therapy with her. Once he wraps up a few listings.

Josh Flagg heads south to Redondo Beach to meet with his new clients, Bob and Sharon. He has agreed to help them sell the home as a favor to their daughter. And who wouldn’t want to be the listing agent on a 9200 sq. ft. beachfront home?! However, this property will not be a slam dunk sale.   While it is structurally sound, Bob and Sharon, albeit a sweet and elderly couple, are very colorful and have unique taste. Her peacock blue cowboy hat and matching eye shadow should have been a dead giveaway to the surprises Josh finds lurking around every interior corner – ‘look there’s a frog’!   Nice to see his humor even during this dark time. Though, Josh will have to work his magic in order for Bob and Sharon to relocate to Indian Wells and be closer to all of their grandchildren. Luckily, they understand the challenges of their home and agree to list it for $7m.

The Altman Brothers head out to meet with their new client, Katy, who is visiting from the U.K. But as soon as they walk out the door, Josh and Matt are accosted by her security detail, patted down and then pushed into her husband’s high end mobile office. Most likely bulletproof, too. Apparently, some high end clients need this service. Her husband, Andrew, is a tech Poobah and I am curious to know more. Have you noticed the number of tech Poobahs on MDLLA – Sam, Florian, and now Andrew?! Bravo may as well just move the show to the Silicon Valley/San Francisco area as that’s where the money is – cha-ching! For now, Katy, Andrew and their little cutie pie lapdog, Pumpkin, want to spend their time in Los Angeles, close to a ‘cool’ location where they can walk to amenities. Oh, did she mention that she has two days to find this spacious 5-6 bedroom home with lots of outdoor space to entertain?! The budget is wide open, so that helps.

James and David bring Zach to the first of three homes. A 5600 sq. ft. home listed at $14.5m has everything that he said that he wanted. This modern stunner is in the heart of Trousdale, has amazing views and tons of privacy. The floating spa and zero edge pool are spectacular. Though, all he can muster to say is ‘pretty view’. And the topper – he now wants to do some remodeling! WTF?? So much for turnkey! So the Brits show Zach a second home in the Hollywood Hills. ‘Why are you showing me a house in the Hollywood Hills?’ he asks. The boys thought this tri-level $13.5m 12,000 sq. ft. home would be the perfect project for him, but they thought wrong. ‘No privacy, no land. More like a bachelor pad’. Ahh but that infinity pool was fantastic. Swoon. James and David are left scratching their heads. And David does a spot on imitation of their client as well. Hopefully, Zach has a sense of humor. It’s hard to tell.

Josh Altman now has less than 48 hours left to find Katy a home and not miss his therapy appointment with Heather while doing so. The first home he shows his client, with apparently no budget, is an opulent $60m estate sitting on 1.5 acres smack dab in the middle of Sunset Boulevard. Why not start with the best? This is the modern day version of the Dorothy Chandler estate. You can see that it will be something special once it is completed. An indoor pool and grand ballroom spacious enough to entertain up to 250 guests, what is not to like?! Apparently the fact that it is not turnkey, according to Katy. It wouldn’t be the hefty price tag, now would it?! Raises eyebrow.

mdlla3

Josh Flagg has Colton meet him at his unique listing in Redondo Beach. He needs his expertise on how to stage this home for the brokers open. As suspected, this house is un-stageable, it’s ‘like putting lipstick on a pig’ Colton snorts. Sad but true. It’s as if marble vomited all over the inside. How do you cover up that much marble? Josh knows that he will have to target renovators/developers and focus on the square footage and beach. Maybe Agent Marisa Zanuck knows someone? She pops by to have a look and collect her monthly Bravo paycheck.

James and David show Zach and Michelle the third and final property – a $13.5m, 7900 sq. ft. home in Bel Air with complete privacy. This 80’s modern home is a project, but not too much of a project. Just the right amount for Zach, James presumes. ‘It needs a facelift’ says Zach.   It is not until he sees the views that he perks up. Well, as much as Zach can show any enthusiasm. ‘You should have started with the views’ he says. And with that he wants to put in a lowball offer of $11m – that’s $2.5 under asking! The boys are reluctant to go back to the seller, but he is a ‘Rock Star’ client after all and will defer to him. After some nail-biting negotiations, which infuriates the selling agent, James and David’s gamble pays off. They seal the deal at $11.5m all cash with no contingencies.

Josh Altman has less than 18 hours to find a property for Katy, Andrew, and Pumpkin, who is getting tired of the search. He has focused the price point lower and zeroed in on the perfect quintessential Beverly Hills home just around the corner from the famous hotel and in walking distance to Rodeo Drive. This $16.9m, almost 12,000 sq. ft. home seems to fit the bill for their needs. Pumpkin seems to be comfortable there, too, and starts to nod off. It truly is a beautiful home. Just a quick call to Andrew before she heads to the airport and, hopefully, they can seal the deal. And Josh can make his therapy appointment! With little time to waste, Andrew tells them to get the deal done at $16.5 or he will find another agent. Josh closes the deal and makes it to his appointment with Heather. Phew. We all knew he would, right?

Josh Flagg is having no luck with his marble manse in Redondo Beach. He’s already had several showings cancelled. With Edith on the decline and his parents moving out of his childhood home, what is poor Josh to do but buy Colton a brand new Mercedes?! While the gesture is beyond sweet and Colton is a happy camper, it is clear that Josh is about to implode as we see in the previews next week.

Also up next week is Daymond John from Shark Tank. Should be interesting to see how that plays out!

Million Dollar Listing: Los Angeles Star Jost Altman On Fast Sales. Plus, David Parnes And James Harris On Difficult Developers!

josh altman and matt altman negotiate a fast sale

josh altman and matt altman negotiate a fast sale

If there’s one thing Million Dollar Listing: Los Angeles agents like, it’s a quick, clean sale! However sometimes they have to really put their hardened negotiation skills to the test. On last week’s episode Josh Altman was able to get a deal closed in less than 30 minutes, while newbies David Parnes and James Harris had to pull a lot more tricks out of their sleeves to appease a difficult but important developer!

“Being in the real estate business for over a decade now, we have had deals that happen as quick as what you just saw and others that take years…yes, no joke, years,” Josh says. “You never know where you next deal is going to come from and how it will play out.”

CLICK THE CONTINUE READING BUTTON FOR MORE!

However all’s well that ends well! Josh’s client Katie was thrilled with her $16.5 million dollar property and the new British transplants credit it to Josh. “My clients are amazing people and even though Katie’s husband was tough on the phone, we have since become very good friends and have had a couple vacations with them (especially since I had to make it up to Heather).”

Also subscribing to the all’s well that ends well ideology are David and James. “Finding our friend and rockstar developer Zach Vella and his fiancé Michelle their dream home in one of the most coveted areas of Bel Air was no small undertaking,” concedes James. “Developers like Zach look at homes differently and want to pay wholesale, as they will most definitely want to make it their own. We had to pull a rabbit out of a hat and find him exactly what he wanted.”

It’s all about the process for a client that is willing to wait for the right property. “Sometimes success comes from trial and error. While it was super stressful when Zach wasn’t interested in the first two properties we showed him, it also allowed us to whittle down even more specifics about his needs.”

“In this case, the third showing was a charm! Stradella had the location, privacy, style, and epic views Zach and Michelle were looking for. It even needed a bit of remodeling, an opportunity for Zach to add his own touches to their home,” adds David. “Once we saw even the slightest enthusiasm from him, we knew we couldn’t lose this deal and had to secure Stradella as a ‘steal.’”

“We highly respect Zach Vella and value working with him. In the end, taking the calculated risk to go in at $11.5 as the final offer further secured our business relationship with Zach, and he actually cracked a smile…we think,” celebrates James

Edith Flagg

Since the season opener of Million Dollar Listing Los Angeles, we have anticipated the passing of Josh Flagg’s beloved grandmother, Edith.   Pass the hanky…that episode has finally come. No more chats in her deluxe apartment in the sky. No more lunches at La Dolce Vita. No more pearls of wisdom to pass along. This woman who endeared herself to us and showed us the softer side of Josh, may be gone from this life, but she is certainly not forgotten.   Edith is in our hearts forever.

But before we turn on the waterworks, we must first endure another installment of ‘Will the Brits pull off another impossible deal?’ and ‘The Days of Our Un-Engaged Lives’ with Josh Altman and Heather. James Harris and David Parnes have ramped up the yip yap factor this week to an eleven (Spinal Tap, anyone?) and Josh seems to be back to his old self swimming with fellow shark, Daymond John, founder and CEO of FUBU, and investor on the reality television series Shark Tank.

This week we learn that David has a new home under construction up in the hills. He is joined there by his inseparable BFF James together with his beloved Bassett Hounds, Maxi and Bella, and his girlfriend of six months, Adrian, who he says he can see marrying someday.   While she seems lovely, I could see him marrying his pooches before he marries her. David reminds me of a pre-Amal George Clooney with his pot-bellied pig. A confirmed bachelor. While James is admiring the view, he excitedly informs David that ‘dream developer’ Oren has finally returned his call. He is another client that they have apparently been stalking. Oren develops properties in the $3.5m – $7m range.   The boys would like to tag team him onto their roster.

Josh Altman has returned home after a jog to find that Heather is almost finished cancelling all of their wedding reservations. He seems more interested in his upcoming meeting with his client, Daymond. If you recall on last week’s episode, he mentioned that he had a couple more deals to button up and then he would be all hers.   Heather seems to be so over it now and can barely show any encouragement for her man.   She doesn’t know who Daymond is and she doesn’t seem to care. I’ve never seen Heather so apathetic. To quote another Bravo blonde, ‘her love tank is empty’.

Josh moves forward with his meeting as he is most comfortable at work than at home right now. Daymond, looking LA cool, is seeking a creative and inexpensive commercial space to lease and house all his Shark Tank businesses. Josh takes him to a funky space in the transitional downtown Arts District area. Broker Jay says this neighborhood is what Brooklyn was ten years ago. The 28,000 sq. ft. warehouse with exposed brick and trestles is a steal at $30k/mo. At least compared to New York prices. Plus, it comes with eight parking spaces!   Josh shows Daymond another property over in Culver City. This 30,000 sq. ft. space is close to Sony Studios where his show is taped, but it lacks that creative vibe.

The Brits meet with ‘dream developer’ Oren and his wife, Stephanie, at their fabulous home. Right out the gate, James asks ‘how do we do business with you?’ and then immediately proposes that they sell their home while the market is hot.   That was all kinds of crazy even for him! While Oren seemed to be intrigued when they mention $11m, Stephanie was not having it and I don’t blame her. The 6500 sq. ft. home was gorge with a motorized door opening the kitchen to the outdoor space complete with pool and fire pit – to die for! But in the blink of an eye, the couple are on board with selling their dream home. The catch – they want $12.995m firm. $2m over comps in the neighborhood! I would say good luck boys, but I know the formula now and you can’t fool me anymore. I know they will make it happen.

Josh Flagg is still having no luck selling the pink marble palace down in Redondo Beach. He’s enlisted heavy hitting developers, Greg, Robert & Taylor, to have a look. They estimate that a $1m – $2m renovation would bring in a nifty profit. Josh just needs that one buyer to take that leap of faith. He heads back to his office only to find that no one is there — because it’s Saturday! Assistant Hilary has the keys to his office so he plops himself down at her desk and starts making calls. Anything to keep himself busy. It turns out that Agent Danielle has a client that wants to make a deal. Even in his state of mind, Josh stands firm and gets her up to the full asking price. Impressive! Although they do strike a deal, it falls through in escrow. In the meantime, he has picked up another listing.

Josh meets with his new client, Grazyna, at her lovely Beverly Hills home. She is a former actress and model who now runs the Polish Film Festival in Los Angeles. Grazyna tells Josh that she needs to move from her 4000 sq. ft. home with a pool and waterfall because there are too many steps and levels for her husband to navigate since he has gotten sick. He completely understands. Grazyna is also a friend of Edith’s and asks Josh how she is doing since she hasn’t seen her in a while. He tells her that his grandmother fell and broke her hip and then got pneumonia. Her final days are approaching. Spunky Grazyna can sense Josh’s sadness and has kind words to put things in perspective for him – she was 95 years old and lived a great life! She reminds me of my late babci. I’m glad Josh will make her a nice profit. She purchased the home over twenty years ago for $1m, which they agree to list for $5.5m.

Our favorite sidekick, Mikey, shows up in Josh’s office after a brokers open. I almost didn’t recognize him as he has taken the playoff beard to a whole new level! Poor Mikey has to listen to Josh drone on about his relationship woes and the stress of therapy, but says that he is there for Josh if he needs anything. I hope to see more of Mikey and less relationship drama if there is another season of MDLLA.

Daymond pays a visit to Josh’s office to discuss the two commercial properties. Sitting behind Josh’s desk, in Josh’s chair, he tells him that he is interested in the Culver City space. To buy. His offer is strong. $7.5m all cash with a 5-day inspection and 5-day close. This doesn’t sit well with Josh. He would prefer to show him more properties since it may now be a purchase. Daymond, who ‘has been sharking before Josh was in pampers’ appreciates that Josh values their relationship over money. His associate, Jared, will work with Josh over the next few months and then they will revisit their options.

After the brokers open, James and David meet with Oren and his wife at dinner to discuss an offer. Agent Brian has a client from Boston willing to spend $12.495m. Of course, that does not fly. He counters with $12.7m. Still not going to happen. Okay, we give up…you can have your stinking full asking price. James held firm and now the Brits have filled a spot on their client roster with ‘dream developer’ Oren. I was hoping to see more of the dreamy restaurant since the outcome was inevitable.

With five minutes left to go in the episode, we see that Josh Flagg is in private showings of Grazyna’s estate when he gets the dreaded phone call. Yes, that one. Edith’s nurse urges Josh to ‘Come quick. Come see your grandmother. I’m trying to keep her awake’. Josh speeds away in his car and we don’t see him until after the sun has set. He has spent the entire night by Edith’s side and is now home in bed being comforted by Colton. There is a montage of photos and video while an emotional Josh pays homage to his best friend. ‘She gave me everything. From the Holocaust to starting over in America with just $2 in her pocket, she has given to so many people and charities. I will try to live up to her legacy. I hope that I was as good to her as she was to me.’ Yes, Josh…you were. RIP Edith.

If there ever comes a day when we can’t be together, keep me in your heart, I’ll stay there forever.
